The Challenge
The project required the delivery of a major residential development with a total built-up area of 489,639.87 sq. ft. and a contract value of AED 200,000,000. Located in Dubai Land Majan, the development demanded careful coordination of structural works, residential layouts, apartment and penthouse planning, MEP systems, façade works, finishing, site logistics, consultant approvals, and final handover requirements.
The challenge was to deliver a large B+G+10 residential building that balanced construction efficiency, floor plate optimization, quality finishes, and long-term residential functionality within a growing Dubai community.
Our Solution
City Creek Construction delivered the project through a structured construction approach focused on efficient sequencing, technical coordination, and consistent quality control. The project team managed construction planning, structural execution, MEP coordination, architectural works, façade interfaces, finishing activities, material approvals, inspections, subcontractor coordination, and handover preparation.
Working closely with Civtec Consulting Engineers, the execution strategy focused on maintaining progress across all construction stages while ensuring the residential units, common areas, building systems, and final finishes were delivered in line with project requirements and client expectations.
The Outcome
Sherena Residence was delivered as a substantial residential community in Wadi Al Safa 3, Dubai, featuring 300 luxury apartments and penthouses with a total built-up area of 489,639.87 sq. ft.
