The Challenge

Landmark 170-meter mixed-use skyscraper located in Riyadh’s Central Business District

Landmark 170-meter mixed-use skyscraper located in Riyadh’s Central Business District

Our scope focused on optimizing MEP and fit-out systems to support the building’s high-performance operational requirements. This included coordinated planning and implementation of mechanical, electrical, plumbing, low-current, life safety, and smart building systems, supported by BIM-based design coordination. The approach ensured accurate integration between building services, architectural finishes, and operator standards, delivering reliable, efficient, and high-quality systems suitable for a premium hotel and mixed-use tower environment.

Our Solution

The fit-out works focused on delivering high-quality hospitality and commercial interiors aligned with Hilto ,HVAC systems serving hotel rooms, offices, public areas, back-of-house zones, and service spacesn standards and the tower’s premium mixed-use function.

The fit-out works focused on delivering high-quality hospitality and commercial interiors aligned with Hilto ,HVAC systems serving hotel rooms, offices, public areas, back-of-house zones, and service spacesn standards and the tower’s premium mixed-use function.

The project required the integration of complex MEP and fit-out systems to support a high-rise mixed-use tower comprising hotel, office, retail, and service facilities. Works included HVAC, electrical distribution, plumbing, fire protection, ELV, BMS, lighting, and life safety systems, coordinated with high-quality interior fit-out requirements. The execution focused on operational efficiency, guest comfort, safety compliance, and seamless coordination between building services and architectural finishes.

The Outcome

The MEP and fit-out works were critical to supporting the performance, comfort, and operational standards required for a mixed-use high-rise development combining hotel, office, retail, and service areas.

The MEP and fit-out works were critical to supporting the performance, comfort, and operational standards required for a mixed-use high-rise development combining hotel, office, retail, and service areas.

The scope required careful coordination between mechanical, electrical, plumbing, fire protection, ELV, HVAC, and interior fit-out systems to ensure seamless integration within the tower’s architectural and structural framework. Due to the building’s high-rise nature and hospitality function, the systems had to meet strict requirements for reliability, safety, energy efficiency, guest comfort, and long-term maintainability..
