The Challenge
The project required the construction of a healthcare-focused building in Dubai Healthcare City, with a total built-up area of 201,492 sq. ft. and a project value of AED 130 million. The works demanded careful coordination of basement levels, clinic spaces, healthcare service areas, MEP systems, medical equipment supplier requirements, ventilation design, authority regulations, and health code compliance.
The challenge was to deliver a technically demanding hospital building that could support clinical usage, specialized ventilation needs, medical equipment interfaces, and strict operational standards while maintaining quality, safety, progress control, and consultant coordination.
Our Solution
City Creek Construction delivered the project through a structured healthcare construction approach focused on technical coordination, MEP integration, equipment supplier alignment, and quality-controlled execution. The project team managed construction planning, structural works, clinic-area requirements, ventilation coordination, MEP services, architectural finishes, subcontractor activities, inspections, authority requirements, and handover preparation.
Working closely with CvTec Consultant Engineers, the execution strategy focused on aligning construction works with healthcare specifications, medical equipment needs, special ventilation design, and building performance requirements. City Creek Construction developed approximately 95% of the project scope with strong attention to compliance, coordination, and operational readiness.

Hospital Building at DHCC was delivered as a specialized healthcare development in Dubai Healthcare City, designed as a 3B+G+M+MF+R+TR building with a total built-up area of 201,492 sq. ft.
