The Challenge
The project required the delivery of a substantial residential community in Dubai Studio City, consisting of 150 luxury apartments with a health club and high-end rooftop swimming pool. With a built-up area of 290,639.87 sq. ft. and a contract value of AED 100,000,000, the development demanded careful coordination of structural works, apartment layouts, MEP systems, façade works, amenity areas, rooftop pool requirements, finishing activities, and final handover preparation.
The challenge was to deliver a high-end residential building that combined efficient apartment planning with lifestyle-focused facilities while maintaining quality, safety, progress control, and strong coordination with the consultant and project stakeholders.
Our Solution
City Creek Construction delivered the project through a structured construction approach focused on technical coordination, quality control, and controlled site execution. The project team managed construction planning, structural works, MEP coordination, façade interfaces, apartment finishes, health club requirements, rooftop swimming pool systems, subcontractor activities, material approvals, inspections, and handover preparation.
Working closely with Civtec Consulting Engineers, the execution strategy focused on aligning the residential floors, building services, rooftop amenities, and high-end finishing requirements under one coordinated delivery plan. This ensured that the apartments, health club, swimming pool, and common areas were completed with consistent quality and operational readiness.

Ghaph Studio Residential Building was delivered as a B+G+8+R residential development in Dubai Studio City, featuring 150 luxury apartments, a health club, and a rooftop swimming pool with a total built-up area of 290,639.87 sq. ft.
