The Esplanade, 13 No's Com. Buildings
The Challenge
The project required the construction of a significant commercial hub comprising 13 separate buildings within one coordinated development. With a total built-up area of 452,179 sq. ft. and a contract value of AED 116,500,000, the works demanded careful management of commercial layouts, retail spaces, food and beverage areas, office zones, façade coordination, MEP services, site logistics, and authority requirements.
The challenge was to deliver a large commercial destination that could function as a unified development while maintaining quality, consistency, accessibility, and operational readiness across each individual building.
Our Solution
City Creek Construction delivered the project through a structured construction approach focused on multi-building coordination, technical control, and consistent quality execution. The project team managed construction planning, structural works, façade interfaces, MEP coordination, architectural finishes, subcontractor activities, material approvals, inspections, and final handover preparation.
Working closely with Arif & Bintoak Consultant Engineers, the execution strategy focused on controlling multiple work fronts, maintaining consistent standards across all buildings, and ensuring the retail, F&B, and office components were delivered as part of one complete commercial hub.

The Esplanade Commercial Hub was delivered as a significant commercial destination in Al Barsha First, Dubai, featuring 13 commercial buildings with a total built-up area of 452,179 sq. ft.
